The property market in Fuengirola, like most property markets, goes through cycles. You as the owner need to know the market. Who is your market and what are they looking for? If you wish to sell a property, you should read on in order to achieve the best result and a quick and successful sale. When putting your property on the market, it is essential you portray it in a manner that will appeal to the majority of people who come to view, be it online or in person.

The easiest and most practical way to do this is to present the property in a good state of repair, with neutral bright colours, clean throughout and uncluttered without excessive furniture. The following is a list of common objections and issues raised by buyers.


1. First Impressions
The entrance to the property is the first impression potential buyers receive. If the initial impression is not welcoming, then the rest of the viewing is likely to be negative. It is essential that the approach to the property is accessible, clean and tidy. This can be achieved by cleaning the entrance way and something as simple as purchasing a new doormat. First impressions do last!


2. Less is more
When trying to sell your Fuengirola property, it is advisable to put any unnecessary furniture you have in storage, buyers do not like to view a property that is fussy, cluttered and over furnished.


3. Fresh Air
There is nothing more off putting when viewing a property than a foul, damp smell. If the property is left empty for any length of time the drains and waste pipes can produce a smell that is off-putting making a property much harder to sell. Overcome this by having the property aired at regular intervals, and also take advantage of timed plug-in air fresheners.


4. What room is it
Furnish each room for its individual purpose. If the property has three bedrooms then try to ensure that there is a bed in each. Try not to use one as a "junk room".


5. Neat tidy
Viewing a property with personal possessions lying around or on show can be uncomfortable for potential buyers. Ensure all clothes, personal or private possessions are put away and out of sight. If a potential buyer feels they are invading somebody's private space they often feel urged to leave, which of course won't help you sell.


6. Light and airy!
Everyone can appreciate that it can get hot in Spain! But when showing your property do not try and keep the sun out by putting blinds down and pulling curtains. Most buyers will find it quite depressing to walk into a dark property. Open everything up, let the buyers see natural light. A bright home is a happy home!


7. Clean me!
This one is simple, clean, clean clean some more! There is no better plus point when trying to sell a property than walking into a spotless and clean smelling home. You cannot clean a property enough, EVER!


8. Out-of-Doors
Not out of mind - Neglecting the outdoor areas of a property can be the deciding factor whether you sell or not. Whether you have a terrace or a huge plot, pay it some attention. If the plot is truly too large to tidy, tidy a small area around the property, this will hint at the potential of the rest of the plot. If you have a small terrace, dress it with pot plants and maybe a table and chairs. Make it inviting and your viewer will want to stay. If they like the interior, it's only the exterior that's left to dislike.


9. Pets
Not everybody likes Fido and Tigger! When your property is being viewed you should keep them locked away. Ensure your furry friends are under control and their smells, toys and hairs are cleared before any viewings and help sell your property.
